1. Professional Services & Accuracy

We strive for perfection in our property representations. While we ensure that all photographs and descriptions of our ultra-luxury homes are accurate, properties are subject to minor aesthetic updates. The Company reserves the right to modify property amenities or features of equal or greater value without prior notice.

2. Reservation Standards & Guest Requirements

To maintain the exclusive nature of the Aventura residential community:

Age Requirement: The primary renter must be at least 18 years of age and provide a valid government-issued ID.

Identity Verification: We reserve the right to perform background checks or identity verification to ensure the safety and security of our neighborhoods.

3. Community Integrity & Conduct

Our properties are located in a master-planned community designed for space, privacy, and quality of life.

Noise & Disturbance: Strict "Quiet Hours" are enforced from 10:00 PM to 8:00 AM. Our homes are equipped with noise-monitoring technology (which does not record audio but measures decibel levels).

Zero-Party Policy: We maintain a zero-tolerance policy for unauthorized parties, loud events, or gatherings exceeding the maximum occupancy. Violations will result in immediate eviction and forfeiture of all payments.

Commercial Use: Unauthorized commercial filming, professional photography, or corporate events are prohibited without written consent from AROD REAL ESTATE LLC.

4. Payments, Security Deposits, & Cancellations

Security Deposit: A hold may be placed on your credit card prior to check-in to cover potential damages or fines related to noise violations.

Cancellations: Our cancellation policy is specific to each property and will be clearly outlined during the booking process. We highly recommend purchasing travel insurance.

5. Limitation of Liability

AROD REAL ESTATE LLC provides luxury accommodations but shall not be held liable for:

Temporary outages of utilities (Wi-Fi, water, electricity) or community amenities.

Loss of personal property or valuables left in the residence.

Incidents occurring in public beach areas (Sunny Isles, Haulover, Bal Harbour) or local restaurants mentioned on our site.

6. Intellectual Property

All content on this website—including the description of Aventura’s history and our property portfolios—is the intellectual property of AROD REAL ESTATE LLC. Any unauthorized use of our branding or imagery is strictly prohibited.

7. Governing Law

These Terms are governed by the laws of the State of Florida. Any legal proceedings shall take place exclusively in the courts of Miami-Dade County.
